Operation and Maintenance Services for HVAC Plant and Split Air-Conditioners at NBP Kehkashan Building, Clifton Karachi

The National Bank of Pakistan (Engineering) invites bids for the contract titled CONTRACT FOR OPERATION AND MAINTENANCE SERVICES FOR HVAC PLANT AND ALL TYPE OF SPLIT AIR-CONDITIONERS INSTALLED AT NBP KEHKASHAN BUILDING, CLIFTON (INCLUDING BRANCH), KARACHI for a tenure of three years. This procurement is specific to the Karachi location and is managed by the National Bank of Pakistan (Engineering) department. Items being procured: - Electric Chiller @ 100 TR (Water Cooled) 1 No. - Chilled Water Pump Motor Sets with 15 HP Electric Motor 2 Nos. - Condenser Water Pump Motor Sets with 10 HP Electric Motor 2 Nos. - Cooling Tower 1 No. - Motor Control Centre (MCC) for Chiller & Cooling Tower 2 Nos. - Electric Distribution Board & MCC for AHUs 1 lot - Electric & Control Wiring etc. 1 lot - Piping Network for Chilled, Condenser & Drinking Water System including Valves, strainer, CFRV etc. 1 lot - Water treatment chemical dosing system 1 lot - Air Handling Units of Different capacities 7 Nos. - Air Distribution system with Diffusers, Grills, Dampers etc. 1 lot - Air Filters, Air Ventilation system etc. 1 lot - Split ACs Wall mounted 1.0, 1.5 & 2.0 TR 35 Nos. - Floor Standing units (4.0 TR) 15 Nos. - Water Dispenser 15 Nos. - Refrigerator 8 Nos. The scope includes continuous and uninterrupted management, operation, maintenance, preventive maintenance, repair, and annual servicing of the complete HVAC system including chillers, pumps, motors, air handling units, valves, piping, electrical systems, standalone AC units, refrigerators, and water dispensers. The contract requires deployment of qualified personnel including chiller plant operators, helpers, AC technicians, and helpers with specified qualifications and experience. The contractor must maintain all necessary tools, equipment, and safety gear on site and ensure economical consumption of materials and spare parts. Operating hours are Monday to Saturday with specific timings for chillers and AC units, with services beyond these hours or on holidays as required without additional charges. Eligibility criteria include valid registration with FBR and Sindh Revenue Board, PEC license in category C-6/O-6 with specialization ME-01, minimum five years of experience in HVAC chiller plant operation and maintenance, completion of at least two annual contracts of 100 TR or above in the last three years, and presence of an office in Karachi. Bidders must submit a bid security of Rs. 200,000 and comply with all bidding document requirements. The tender submission deadline is Wednesday, August 19, 2026 at 11:00 AM via EPADS v2.0. Bids will be opened the same day at 11:30 AM. Manual submissions are not accepted. The contract performance guarantee is 5% of the contract price in the form of a bank guarantee. The contract will be governed by the laws of Pakistan and disputes resolved by arbitration in Karachi.
