Tender Description
State Life Insurance Corporation of Pakistan invites qualified consultants to submit bids for the preparation of a comprehensive feasibility report for construction projects at their plot no. 106 located in Clifton, Karachi. This consultancy opportunity is managed by the Real Estate Division Principal Office at State Life Building #9, Dr. Ziauddin Ahmed Road, Karachi. The assignment involves detailed market surveys, data collection, and analysis to determine viable real estate projects on an area of approximately 2696 Sq.Yds (24,264 Sq.Ft).
Items being procured:
- Preparation of feasibility report for construction projects
- Survey of the area and market
- Suggestion of project types such as office buildings, mixed-use buildings, marquee or pump
- Study of building by-laws of Cantonment Board and other approving authorities
- Calculation of construction area considering FAR and number of floors
- Identification of required approvals from authorities
- Preparation of estimated cost based on per square foot rates and projections for 3 to 5 years
- Financial calculations for investment models including full, partial, or complete project sale
- Comparison of payback period with Pakistan Investment Bonds (PIBs)
- Addressing client queries until report finalization
- Submission of 3 signed and stamped hard copies and soft copies in Word and PDF on USB
The consultant must be registered with PEC or PCATP, hold NTN and Sales Tax registrations, and not be blacklisted by any government or private sector organization. Experience of at least four similar projects completed in the last four years is mandatory. The consultant will be responsible for all transportation, wages, printing, and taxes related to the assignment.
The contract period for report preparation is 30 days from the acceptance of the letter of award. Bid security of Rs. 30,000 in the form of a pay order payable to State Life Insurance Corporation of Pakistan must be submitted manually along with a covering letter before the closing date and time at the office of AGM (Civil), Real Estate Division, SLB-09, Dr. Ziauddin Ahmed Road, Karachi. The bid validity period is 90 days.
