Tender Description
The Consulate of Pakistan in Glasgow is undertaking a project for roof replacement and waterproofing works at its premises located at 45 Maxwell Drive, Glasgow G41 5JF. This procurement involves comprehensive refurbishment including removal of existing roofing felt and damaged roof boards, installation of new roof insulation and plywood roof decking, application of a three-layer bitumen torch-on waterproofing system, and installation of Code 5 lead wall flashing.
The technical scope covers the use of exterior-grade plywood for roof decking, moisture-resistant and structurally rated materials fixed with corrosion-resistant screws. Roof insulation will be rigid PIR type boards installed with tight joints to prevent thermal bridging. The waterproofing system includes a bitumen primer, reinforced underlay membrane, and a mineral-finished cap sheet applied by torch. Lead flashing will be installed at all wall abutments and upstands, fixed with lead wedges and sealant to ensure watertightness.
All works must be executed by experienced roofing specialists ensuring proper drainage falls, watertight joints, and defect-free finishes. Quality control includes inspection of deck and insulation, membrane adhesion tests, and final water testing. Health and safety measures such as safe roof access, harness use, fire precautions during torch application, and proper PPE are mandatory. The contractor will provide manufacturer warranties and maintenance recommendations with a minimum 12-month defects liability period.
Bidders should be registered with FBR and have relevant experience in roofing and waterproofing works. Submission deadlines and earnest money requirements will be communicated by the Consulate.
