Tender Description
Jinnah Sindh Medical University (JSMU) Karachi is procuring monthly maintenance and service of air-condition units across its various campuses. This contract covers comprehensive HVAC maintenance under a Service Level Agreement (SLA) for the financial year 2026-2027. The procurement is managed by the Procurement Department located on the 6th Floor, Dental OPD Building, JSMU, Rafiqui H.J. Shaheed Road, Karachi.
Items being procured:
- Monthly base maintenance and service of Split AC units (Indoor + Outdoor) up to 02 Ton, quantity 320 units
- Monthly base maintenance and service of Split AC units (Indoor + Outdoor) up to 04 Ton (Cassette type), quantity 80 units
The scope includes primary and deep cleaning of AC units, quarterly deep service, replacement of faulty parts including indoor coil and compressor if needed, gas charging of any type, and repair services within 2 days of complaint. The contract requires deployment of a dedicated team comprising a supervisor, up to three AC technicians, and labor for each campus. Services are to be provided daily from 9:00 AM to 3:00 PM except Sundays and public holidays. The contractor must also provide manpower for university events outside normal hours without additional cost. Monthly department-wise satisfactory reports endorsed by the Works & Services department or end users are mandatory.
Eligibility criteria include having a Karachi office or branch, valid CNIC of signatory, active FBR and SRB registration with last 3 years tax returns, minimum 3 years relevant HVAC maintenance experience, completion of at least 3 contracts each worth PKR 3 million or above, and an average annual turnover of PKR 15 million over the last 3 years. Joint ventures are not allowed. The firm must not be blacklisted by any government or public sector entity.
Bidders are advised to visit JSMU premises to verify quantities and scope before submission. Earnest Money (Bid Security) is required and will be adjusted as performance guarantee. Payment will be made monthly upon satisfactory completion and certification of services. The contract duration and quoted rates are fixed for the entire period. Performance guarantee of 5% of contract value is mandatory and refundable after 30 days of contract expiry.
